Le Gaïa, designed by the Atelier 115 architectural agency (Ion Enescu), will be ideally located just 3 minutes by public transport from La Défense’s Grande Arche and 10 minutes from the Place de l'Etoile. The building will be perfectly well connected to the La Défense business district and when completed, will offer a competitively priced non-high-rise alternative to any of the 1,300 nearby companies seeking to expand.

A concrete expression of the sustainable development policy initiated by the city of Nanterre, Le Gaïa was designed in keeping with a strategy of reducing the environmental footprint. The general contracting will be done by GA Entreprise, making use of all the GA building and technical processes. The building will boast features such as optimal orientation of the main building sections, reinforced heat insulation, protection of the facades exposed to sunlight, a guarantee of energy consumption issued by GA, and natural daylight in over 80% of the floor plates – a combination of green solutions that earned it HQE® certification and the BBC low energy building label: With its 6 levels ranging from 1,240 to 1,800 square metres, the building is designed to house either one company or several, with the possibility of creating either partitioned offices or an open plan layout. In addition to offices, the building will have a restaurant, cafeterias, reception spaces, terraces and gardens, creating pleasant work surroundings for the 700 people it will eventually be able to accommodate. The investment for the operation is borne equally by the two partners and will combine their competences: GA’s developing and building skills and PAREF’s investing and property administration skills.

In order to cope with its growth, the Tridem Pharma Group, going through Cap Vanille, a property investment partnership, has asked GA to build a new logistics and office building in the ZAC de la Masquère urban development zone in Escalquens (500 rue de l'Hers). This 3,500-sqm building will double the floor area of Triden Pharma’s current premises, a logistics and office building constructed by GA in 2008. The two buildings will be connected by a gallery. The new building will be similar to the existing one -- featuring an air-conditioned storage area, offices with polished concrete facades, etc. – and the whole facility will be equipped with the latest GA technology, including series 9 heat pumps built into the facade walls, double-window joinery with triple glazing and built-in power-operated blinds, and active equipment management by the GAPEO® system developed by GA. This extension will enable the group to manage the Tridem Pharma, Tridem Distri and Bo Pharm business activities in a completely efficient way.

For the past few years GA has been doing all in its power to build energy-efficient office buildings. Since 2008 this expertise has been put at the service of the renovation of older buildings that require either functional rehabilitation, rehabilitation in compliance with regulations, or rehabilitation stemming from a voluntary sustainable development strategy. Two operations emblematic of GA Rénovation’s expertise are now under way: one in the Yvelines and the other in Paris.

HILTI – STORAGE WAREHOUSE HILTI France is a leading company in the design, manufacture and marketing of high-performance products for professionals in the sectors of construction and building renovation. HILTI has asked GA Rénovation to carry out the reconstruction of its warehouse in Magny-les-Hameaux (Yvelines) in the wake of a fire in the previous warehouse. The operation includes disassembling and clearing the damaged elements and rebuilding a 3,700-sqm high-rise warehouse facility to new norms and standards. Work began in December and will take until mid-June 2012.

STANDARD LIFE INVESTMENTS – OFFICE BUILDING GA Rénovation is tasked with rehabilitating a 2,200-sqm office building at 6 rue Cambacérès in the 8th arrondissement in Paris for Standard Life Investments. The building, which was formerly occupied by the Ministry of the Interior, is located right in the heart of the Central Business District. The project calls for a complete renovation of the finest quality. The architect is the Boma Architectes agency. Work will start early in the year, and is expected to be completed by October 2012.

These two operations once again showcase GA’s know-how in terms of comprehensive mastery of renovation engineering.

The Paredes group, a specialist in hygiene and single-use items (www.groupeparedes.com), has entrusted GA with the construction of its new platform in the PACA (Provence-Alpes-Côte d’Azur) region. GA has taken charge of all stages of the project, from finding a site to designing and constructing the building.
The buildings bill be located in the Le Rousset industrial zone on a plot with a total area of 28,000 sq m, 15 km from Aix en Provence and in immediate proximity to the motorway between Lyon and Marseille. The 10,600-sq m platform will include 1,600 sqm of offices with a ground floor and first floor, and a 9,000-sq m industrial storage area containing 3 cells separated by fire walls with 10 m ceiling height. The offices will be equipped with the GAPEO® developed by GA.
The concrete structure of all the buildings was a decisive criterion in obtaining the registration file from the Direction Régionale de l'Environnement, de l'Aménagement et du Logement (DREAL PACA), the regional environment, development and housing bureau.

GA has started construction on a 1,400-sqm building in the Parc Ouragan in Le Bourget du Lac (Rue du Lac Majeur).

The building has been leased by Pôle Emploi, the French governmental employment agency, to house the entire team of the regional office of the Savoie, currently occupying sites in Le Bourget du Lac and Chambéry, thereby regrouping them onto a single site.

It will be completed in October 2011.

The new office building is classified as a category 5 publically accessible building and is in the process of being certified with the Minergie® label, a stringent Swiss energy efficiency label that requires a new building to keep its energy consumption under 40 kWh per sqm.

This label is 2 to 7 times more demanding than the standards imposed by the 2005 Heat Regulations and thus anticipates the future.

The other two buildings that make up Parc Ouragan, each with 2,300 sqm of gross internal area, are currently being marketed.

In 1979 GA built head offices for Republic Technologies, a firm that specialises in rolling papers and accessories for smokers and cleaning supplies for optical equipment. At that time the company was called JOB.
Those premises in Perpignan are still the company’s current headquarters.
Some 30 years later, Republic Technologies has again demonstrated its confidence in GA by entrusting it with the construction of a building containing offices and storage premises.

The 6,500 sq m building will be located in the Torremila enterprise zone in immediate proximity to the Perpignan-Rivesaltes Airport (rue Santos Dumont). GA will be handing over the keys of this new building to Republic Technologies at the end of March.

A new building that will house the regional headquarters of Alten, the leading European Engineering and Technology Consulting firm, is under construction by GA. The firm will move into its new premises in the outskirts of Toulouse at the end of next summer.
Currently based in Labège, Alten wished to stay in the same sector of greater Toulouse but wanted more energy-efficient offices.
Alten will be the tenant of a brand new 2,500-sq m office building located on rue Ampère (ZAC de la Grande Borde enterprise zone in Labège) in the heart of Labège Innopole.
The offices will be certified with the green building labels HQE® (High Environmental Quality) and BBC (Low Energy Building), enabling GA to take on financial responsibility by signing a contract concerning consumption of electricity (heating, air conditioning and ventilation) amounting to 40 kWh per sqm per year at the maximum . The building will be equipped with the GAPEO (Active Computer-Aided Management of Energy Efficiency) system developed by GA, which combines the use of energy-efficient equipment (thermal break windows, individual heat pumps and low-consumption light fixtures) with Computer-Aided Centralized Technical Management (GTC). The device analyzes the curves of the building’s energy consumption on a regular basis and generates proposals for optimizing consumption while taking occupiers’ needs into account.

"The aim of this operation is to give Alten an efficient tool that meets our environmental and economic requirements and at the same time provides our employees with a sophisticated, pleasant work setting," notes Jean-Michel Adélaïde, manager in charge of missions for the chairman of Alten, who is in charge, notably, of the group’s sustainable development strategy and general approach.

Architectural firms Art & Build and Jean-Paul Rozé and developer AG Real Estate have just been voted the winner of the MIPIM Award in the Business Centre category for the exemplary design and construction of the Chèque Déjeuner headquarters at the Carré 92 site in Gennevilliers in the department of Hauts-de-Seine.
The prize rewards all the players that built this 30,000-sq m office building, which was constructed in 16 months and handed over in July 2010. GA was the general contractor of the programme.
It is an environmentally-friendly project made with innovative construction materials and is certified with two green building labels, HQE (High Environmental Quality) and THPE (Very High Energy Performance). These two labels are an acknowledgement of GA’s work: the Chèque Déjeuner headquarters sets new standards by virtue of its size, the originality of its facades and the spaciousness of its atrium. Once again GA has proven its ability to industrialize the construction of a building with an ambitious architectural style while keeping costs and short lead times perfectly under control.

The telemarketing firm Acticall has tasked GA Renovation with reorganizing two office buildings.
The buildings, located in Wasquehal (the Nord department), have a total floor area of 4,000 sq m. The restructuring will increase their accommodation capacity to 500 employees.
Works started in November 2010. They involve fitting out floor plates for call centre agents, classrooms, offices for management, and a server room equipped with four fibre-optic connections.
The first building was completed in early February and the second will be operational by April 2011.

As part of its expansion in France, AG Real Estate has signed a contracting contract with GA for the construction of a property complex designed by the architects Art & Built and J.P. Rozé on the site of Carré 92 in Gennevilliers, where GA is completing construction of the head offices of Chèque Déjeuner. AG Real Estate is making this major investment with a lease signed off-plan, prior to completion, with Thales, which will relocate its workforce now housed in Colombes to the new site. AG Real Estate was assisted in developing the contracts by the law firm of Lefèvre Pelletier, and GA by Clifford Chance. CBRE advised both the lessee and the lessor.

9 BUILDINGS TO BE BUILT IN 20 MONTHS
The complex will consist of seven office buildings, a reception building, a light industrial activities building with outdoor car park, and 2,500 parking spaces, mostly underground, for a total area of 87,500 sq m. The unit is expected to be built in record time. Construction is due to start early November 2010 for completion 20 months later, in August 2012. Application for planning permission was submitted in July and obtained on 23 November. The operation will be built in a single phase.
The buildings will be equipped with the GAPEO – Active Computer-Aided Management of Energy Efficiency – system. Developed by GA, the system combines the use of energy-efficient equipment (ventilated triple-glazed windows with built-in remote control blinds, individual heat pumps, low-consumption light fixtures, etc.) with computerized centralized management (GTC).
Sights are set at obtaining low-energy (BBC) certification for the buildings without having recourse to the production of photovoltaic energy.

THE LARGEST OFFICE CONSTRUCTION SITE IN FRANCE
The construction of this 87,500-sq m unit is currently the largest office construction site in France. For GA it is the biggest contract ever won since the company was established 135 years ago. GA’s decision to replace traditional building by constructions made up of components of structures and façades developed using the company’s own processes has once again truly borne fruit.
This industrialization fosters the development of the values that constitute GA’s strength: rigour, high standards, attention to quality, innovation, and a tradition of honouring commitments. GA continues its promotional operations in the Paris region as the "Camille Doncieux" building gets off the ground in Bezons. Strategically located on the banks of the Seine, fronting Quai Voltaire, the programme will be HQE® certified as a sustainable building and will have the BBC (low-energy building) label.

The 8,000- sq m office building, complete with 225 parking places on 3 basement levels, was designed by the architect Jean-Philippe Le Covec. The Community of Communes of Argenteuil-Bezons and AB Habitat, the public housing office, have already acquired 5,500 sq m. Completion is scheduled for March 2012.

Building materials were carefully chosen for their efficiency and to ensure an attractive and long-lasting structure. The facades will be clad with glass and decorative cement made of crushed marble stones that is polished and coloured right through. The glazed facades will have double picture windows with triple glazing and incorporated powered blinds. To maximize the building’s energy efficiency, GA will also install its GAPEO system (Active Computer-Aided Energy Performance Management) based on computerized Centralized Technical Management (CTM) and using highly specialized equipment.

GA has been chosen to build the Cristal project, the new head office of Thalès Communications, for Fortis Real Estate on the Carré 92 site in Gennevilliers.

The task involves constructing six office buildings containing 68,000 sq m of office space that will incorporate all the equipment developed by GA; a 6,000-sq m building housing a reception area, an auditorium and a VIP restaurant; and a 14,000-sq m multi-storey parking building with 500 parking spaces on the ground floor together with storage, industrial activities and office facilities, plus 1,740 parking spaces on the basement level. In addition the project involves rehabilitating two office buildings with a total area of 11,160 sq m and converting them into a restaurant, gym, day-care centre and various other employee premises. This comes to a total surface area of 87,500 sq m of offices and employee premises and 135,000 sq m of floors.
The project is designed by architectural firm Art and Build and J.P.Roze.
Fortis Real Estate was assisted by the law firm of Lefèvre Pelletier & Associates in finalizing the contracts, and GA was counselled by the Clifford Chance law firm.
In this transaction, CB Richard Ellis served as advisory for both the lessee and the lessor.
Planning permission will be registered some time in July.
Construction is expected to start in early November 2010.
The entire operation must be handed over between 1 June and 31 July 2012; it will be certified as a BBC, or low-energy building.
The major factors influencing Fortis’ choice were the climate of confidence in GA that prevailed during construction of the new 30,000-sq m head office of Chèque Déjeuner on the same site, the great satisfaction expressed by Chèque Déjeuner managers, and the confidence GA inspired in the tenant.
